now what in the world could have caused such a discrepancy in the financial market?

STUPIDITY, GREED, THOUGHTLESSNESS the list could go on.

This financial crisis is being dubbed 'the worst crisis since 19030's, with no end in sight' (wallstreet journal)

it is disgusting that American Citizens had to save these insurance companies. many economic analyst say that unfortunately it was inevitable and necessary at this point to bail them out.
But lets find the ROOT cause of this problem.

13 months ago all these people started losing their homes because they couldnt pay the mortgage. WHY? because IDIOT mortgage companies gave people loans who could not afford it!!

Land Speculation that resulted from all this did not make matters better.

when you disect the situation, what does it come down to?
Land Speculation, Land Values, and the need for change in the way we handle these situations.
These companies should be held responisible!

Personaly, I think they are getting what they deserve. It just stinks that, that the american people have to suffer allong.

Thoughts on rent cotrol

rent control as a method to make housing more affordable and help the economy is one of the greatest misconceptions of our time. Many people fail to see the true harm that rent control can create. Although seen as a way to make housing more affordable, it only provides a temporary relief for few. Even though rent control was introduced to prevent inflation in the 1940’s, now with the rate of inflation continually increasing, rent control harms the land owner , thus creating less attractive homes and more slums. If we abolished rent control, we could let the market price mechanism balance the price for housing along with the help of a higher economic rent tax and the abolishment of improvement tax. Rent control abolishment will make the amount of apartments in demand meet at the equilibrium with the supply available, thus causing more competition between land owners would make homes become more affordable. Most importantly, one can not blame the high price for housing on landowners who rent their property. One must investigate why the land owner is forced to rent their property at such a high rate. You will find that the root cause of unaffordable housing is land speculation, underuse of the land and taxation on improvements.
Although rent control has the power to help some low-income families, it only serves as a temporary relief while it harms the majority. Rent control advocates have nothing to support their claims but their outrages remarks that anti-rent control is intended to suppress the poor and has overtones of racism. What is not shown in the media, are those people who take advantage of the rent control system and the landowners who are forced to find ways to compensate their expenses for the upkeep of the building when the rent on the property does not pay for itself due to rent control. Landowners need to raise the cost of property rent to match their continually rising expenses for the property. When the cost of everything in the market is rising, why should rent be any different? The landowner bought the property at a great cost to him and his is being told by rent control that he is only allowed to make so much on his return of his investment. Through regulations, landowners are discourages to improve or invest in new ones their properties because they can not get the money they invest on the improvements through the rent. These can be easily viewed as a preventative action to the building of new properties.
To really make housing more affordable, or any there business for that matter, the codes must be changed. One of the biggest taxes a land owner pays is their property tax. Property tax is the land value plus the improvements made multiplied by one percent. Land value is a tax that charges landholder a portion of the unimproved value of the site. If the government was to place a heavier charge on the land value and reduce or completely phase out improvement taxation, landowners would be more encouraged to use their land more efficiently causing the creation of more homes and business as well as revenue for the community. If a landholder only sits on his property, it would continue promoting land speculation and cause land would be treated as a collectible, and as economics teaches us, a collectible market only promotes an increase in prices. Levying a higher tax on land-value and eliminating improvement taxes, would encourage communities would flourish and be a lot more productive. There would be a lot more housing opportunities thus causing competition between landlords and driving the cost of living down. Imposing land value tax would always be certain and simple because land can not be hidden or removed. Even though it has been argued that land value tax can not raise enough revenue if taxed heavier than it is recently being taxed, it would be enough to support all the common needs of the community and every landowner would contribute to that cost equally not based on ability as it is today. Land value tax is created by the community. It is the community taking part of the true value they helped to create. Therefore we may tax land values as much as we please, without the slightest degree of lessening the amount of the land or the capabilities of the land. There are many countries that have implemented land value tax. Denmark for example, collects as much as 50% of its revenue through land value taxation. As well as in Australia where some states exempt all improvements in whole. Sydney is the largest city in the world to derive all its municipals revenues from land tax. Sydney enjoys the creation of many buildings and no slums.
In conclusion, rent control is not only a harmful idea, but it is unnecessary if we chose to eliminate the improvement taxes and raise the land value tax so more landowners would be encouraged to build and create prosperous communities.

i am disguested!
so driving today, i realized yay! i have a full tank of gas. thank you dad.
but its horrible. gas was about 3.55 a MONTH AGO!now the cheapest one i saw coming home is
4.45 a gal!!!!
i dont know how anyone can get by on Min. wage and live?
i am realizing that i am paying to work.
most of my pay check goes to gas. i cant do it any more.
if i STOP working ill save some money.
i need to quit and work somewhere alot closer.
i dont know what its going to take for american society to realize that this can
not go on any longer, and that we should recontruct our methods.
eliminate improvement tax and raise land value tax. it would encourage everyone to use their land more efficantlly.

“We should be more afraid of the government than selfish businessmen.”

The world is a scary place, we are constantly told who we should or should not trust. We are flooded with constant media images of “Big Selfish Businessmen” we are told that they are scary and just out to get your money. Although ‘selfish’, businessmen will always be run by the consumer. The real monster here is the government. A Government run economy is destructive. We then forget about the Consumers. Consumers will lose their choice in deciding what is fair and what they want. When we reach that level, we enter a nightmare.
The power of the consumer is enormous. Although selfish, businesses and businessmen will always be run by the consumer. The consumer has the power to choose who not to buy from them due to many reasons. That will weaken the businessmen and force them to be ‘nice’. Consumers control what businesses think. For example, their ethics, a few months ago Gap Inc. was involved with a child labor controversy, they were quick to assure people that they were not aware of these third party actions and destroyed all the products made by the poor children. Whether Gap Inc. did or did not know, we can not be to sure but the fact of the matter is that they knew their consumers would not be pleased with this information so they made sure they took care of the problem to ease the consumers mind so they could continue to buy. Businesses seek to satisfy their consumers because they want to make money. It is the two Basic Assumptions of human behavior. It is that simple. They will make what will sell and price it at the highest price it will sell at.
We must acknowledge that, yes businesses do ask for tariffs to be place on their competition, but who should we be more afraid of, the gun or the man who shoots the gun? Big Business propose tariffs, they are not the ones who instate them, that would once again be those scary politicians. Our elected politicians should be strong-willed enough to make fair economic decisions for all.
“Power corrupts; absolute power corrupts absolutely.” The government is much scarier. To think of a government run economy is to think of the apocalypse. A command economy could easily turn into a totalitarian type ran government. There is already many secret government alliances, such as the one that was signed by President George W. Bush in 2005 that unites America, Canada and Mexico. There would be rules and regulations on everything we do and buy. Consumers lose choice in deciding what is fair. A policed government will prevent ‘unfair competition, dumping, and excessively high price’ to their interest. Democracy will be lost.
It is not the selfish businessmen that take your money without your consent, when it took you four months of your hard in wages, then turn around during tax season and claim you still haven’t paid enough. It is not these business men who create so-called affordable housing, miss-mange them and destroy them, all again, with your hard earned money. It is not the selfish business men who make an economic stimulus plan seem like they are doing you a favor when it is really you, the tax payer who is paying yourself really just to be charged two times that amount next year. The government is the real monsters in this story.

well im soo goddamn proud of it i decided to share my opionin with everyone. :D

Many American citizens are fooled to believe that it is the government’s responsibility to provide the citizens with healthcare. Supporters argue that everybody had the right to healthcare. Therefore they believe that it is logical for the government to set down minimum standards of care and availability to all and to determine how the cost burden should be shared. In reality each family should pay for their own healthcare or ask for charity from private parties if they can not afford it. What many people do not see is that we can not depend on the bureaucracy to determine our healthcare. Socialized Medicine or “Universal healthcare” –as many politicians like to describe it - simply will not work. Paying for our own healthcare or asking private companies for charity is the best way for anyone one who wants healthcare to receive it.
The current method to provide healthcare for American citizens how can not afford it is to raise taxes. Even if one person makes more than another, no one should pay more for the same healthcare coverage. Currently every working citizen pays into Medicare and Medicaid on their paycheck whether they qualify for it or not. Medicaid is described as a “government funded” program. First of all, it is the tax-payers of this country who are paying for this long-term care to low income people who have used up all their assets. Both programs are flawed and do not cover enough people for as much as tax payers pay into it. So-called “free healthcare for all” will cost American citizens more as a whole. It will limit our choice to the type of healthcare we want. How can we trust our government with our health, no our lives, when they proved to us time and time again that they can not even effectively provide us home? For example, “The Projects.” We can not depend on the bureaucracy to provide us with the adequate healthcare that should be specialized for the needs of each individual. How can the government determine the specific health care needs for 300 million people? Many government funded programs have billions of dollars unaccounted for such as the Bureau of Indian Affairs. How can we be so sure that Universal Healthcare would be any different?
Each citizen should hold the right to decide whether they want healthcare or not. They should have the right to go to Mexico and pay three dollars for a doctor visit and $27 for medicine as opposed to $125 and $120 for the medicine here in America. If we choose to go somewhere else for our healthcare needs, we should not be stopped. The framers of this country built it on minimal government interference with our lives, and now they want us to trust them with our healthcare? That is not in our constitution. Who knows how you are feeling better, the doctor who gives you great service and you pay for and knows you can choose to leave if their service is not to your expectations or the public worker in his nine to five cubical who is hundreds of miles away determining your health needs and whether you deserve the service or not? Right now, administrative cost in the US is at 31 percent of U.S spending. It will reach so much higher if we adopt universal healthcare.
Why would any one want to be paying for the health coverage of the man down the street who is considered to be in poverty and is not working to change and better him? These free riders are people who would not choose to pay for a certain good or service but are more than happy to get the benefits of it anyway since they are provided as a public good. Socialized medicine will only encourage that type of behavior. Socialized medicine defined by MSN Encarta, is healthcare subsidized by government; a system of national health care that provides medical care to all and is regulated and financed by the government. Publicly funded healthcare will promote higher waiting times for treatments. In England, where they have established a National Health Service, the median admission wait time for treatment is about six weeks. In Canada, there is a higher waiting time in waiting rooms when the population of the area is high. If every citizen was able to choose where and with which doctor they wanted to go to they could avoid these waiting times. Medical resources are rationed in socialized systems so that people are either denied care or have to wait for it depending on what the government thinks is more of a problem. You may have the biggest and to your opinion the worst headache, and you want care now, if you let the government take care of that, you’ll have that headache for a long time, if you choose to pay for your own healthcare you can take care of your headache when you want. And if your insurance company makes you wait, you have the right to change health insurance companies. It is the power to choose. Americans should be allowed to buy the best health insurance for themselves, based on their own circumstances, instead of being limited to only the policies available in their State.
We need to eliminate all government run healthcare. This would force private companies to accommodate the grand majority of people, in price and service. Competition will promote private health insurance companies to be rational on their policies. The government already gives yearly taxes breaks to people who give to charity, they are known as tax deductibles. Private health insurance companies and hospitals to give charity to the people who can not afford it and their actions are recognized on their yearly taxes. There are already many organizations such as St. Jude Children’s Hospital who get many donations from caring people who CHOOSE to give to the association. This cooperation of people and business provide better health care for those who can not afford because the people who donate will make sure that the money they are donating is doing what is was set out to do.
Every person has the right to healthcare, if they want it. They reserve the right to receive any type of health care they can afford. For the people who can not afford it and want it, they should ask for charity from different types of private parties. The government has no business interfering with our healthcare. We can not depend on the bureaucracy. Socialized medicine, just will not work. Private companies have been and will continue to give to charity. The founders of our country built it on a little government involvement as possible. We can not let them determine our health.

Food For Thought : Epiphanys and Vulnerability.

It’s always an interesting experience when you get an epiphany. It is always a great feeling when you realize that something that you were stressing about really is not that hard. I’ve learned that there really is no such thing as "maybe" when it comes to your feelings, its either a yes or a no. and when you know that it is most defiantly not a No than it must be a yes. There is nothing more to think about or "anaylize." I don’t think I need to go into further detail.
That’s just how it is. Nothing more, nothing less.

Advice that I am trying to take in and learn, its really to open up. Open up yourself to people who care about you. There is nothing wrong with that. Vulnerability is inevitable. So we must learn to deal with it and not avoid it. Vulnerability is beautiful. When you prevent yourself from opening up, you are preventing yourself from experiencing something that is potentionaly great.

So just smile, and let yourself be happy.

80th Annual Academy Awards Looks!

First off let me start by saying that "i am truly dissapointed, truly, truly, truly, ohh."(must always refer a Morrissey song! :D )
anyway... i am very dissapointed that with fashion week going on, no one wore a dress off the runway.
and they really were all to simple. nothing out of the ordinary.
although there were many who looked very beautiful.

WORST! thats all. Tilda Swinton, ok so thats her look but that doesnot mean i need to like it. Put some makeup on PLEASE.hun, you need it! and velvet is a difficult material to wear in the firstplace by to just have a sack like that. i think she Ment to look HORRIBLE!


These were all decent looks some better than others.
Miley Cyrus in Valentino. Not bad. Age apporiate. i suppose. Dont like the hair. something less Gel-y
Penelope Cruze in Chanel by Karl Lagerfeld. I think she was very coture. i liked it. it was diffrent and she wore it well.


renne Zellweger in Carolina Herrera. I just dont like her as a person very much. Its to Chicago. marion Cotillard in Jean Paul Gaultier. SO i understand that she wants to represent her French Friends, and JPG is an amazing THEATRICAL designer. Come on now, that may work in France but not at the Oscars.

Heidi Klum in John Galliano. Shes a supermodel she's allowed to wear stuff like this. it suits her.

Ugh Jennifer Hudson... no no no. Im all for full figured women. but where something that doesnt mean that you can wear a dress by Roberto Cavalli that make your boobs look triangular!
Jessical Alba looks dazaling in this Marchesa. Shes glowing. the chifon flows off her beautifully. and the plum color really suits her skin tone.

this was one of my favorites. Katherin Heigl in escada. this is an Escada Classic! its very old hollywood. looks great on her. I love Anne Hathaway. she looks so womanly in this marchesa. Ellen Page is one of my new fav actresses. i love that she didnt conform, but this vintage dress is much to grandmotherly.
Daniel Day-Lewis and his wife. NO no . thats all i have to say.

So we all know George Clooney can wear a potato sake and still look handsome. i love him. but his little vegas coctail waitress seems sarah larson looks like a wallflower LITREALLY! it looks like curtains!

life throws cruve balls at you sometimes.you wish you could understand why you feel certain ways. its just hard :[if only it could be easy.

if life was movie. a good movie, one of those indie romantic comedies. wouldnt that be great.

i wish i knew what i want. but i guess thats what makes life intresting, finding out new things about yourself.

one of the hardest things is to forgive yourself.

ive done things in my past that caused consenqences. of course.
and some of those conseqences are hard to deal with .

i think before you can let yourself be involved with anyone, you need to be comfertable with yourself. i dont think i am quite there yet.
thats something im working on.

i need to start like something productive. like meditation or yoga or something. :[

i need to be happy again
im not saying im unhappy. just...
i need to begin enjoying the present. and stop missing it because i am resenting the past or just looking foward to the future.

restraints

i think of myself as a person with many opionions. so why is it that when i am asked to share one , i always fall short.
i believe in many thing s but is it that i dont know what i believe in? that is a bit disscouraging.
i beilieve in the voting process. even if your one vote, doesnt make or break and election, if you dont vote you can not complain.
i beilive that your appearnce and dressing well is very important. it says alot about who you are
i beilive that the world is filled with infinte possiblities and that with all of americas flaws, you can still make something out of yourself. with "hardwork and presperation" someone can make a comfertable life for themselves. i think that if i can get my lazy ass up and do something with my life i can really just get away for this small town feeling and live that cool "glamorous" life. i am tring to find inspiration for an art project. a worldly issue that is directly affecting me. why is that such a hard thing to figure out.
i think i am very politicaly aware. and i love fashion, but why is it that i am i supposed ashamed of what i love? i need to feel more secure with what i like and what issues are important to me.
i think the transition of trying to "find yourself" is the hardest thing. turning 18 is a hard thing. i am fighting with myparents so much rightnow because of their stubborness of not "wanting to let go " and my hardheadedness of wanting to do everything they dont want me to do.
this has helped me. i think what i know i like im not ready to share with the world in fear of being judged which is just a normal thing for all teenagegers. and now that i am becoming an adult i recognize that i am very ihbitated person.

i am going to do it on the transition of a "child/teenager" to a self assured adult.
